Armenian Real Estate Market Sees Significant Growth, Becomes ‘Trendy’

YEREVAN, August 27 – Armenia’s real estate market is experiencing a significant boost in activity, with an increase of 15,000 transactions compared to the previous year. This was highlighted by Prime Minister Nikol Pashinyan during a government session, where he noted that buying property in Yerevan or other parts of Armenia is becoming a trendy investment, attracting both the Armenian diaspora and international investors.

Real Estate Market Sees Unprecedented Growth

Prime Minister Pashinyan addressed the robust activity in the real estate sector during the government meeting held on August 27, 2026. He emphasized the dynamic nature of the market, stating, “The secondary market is also quite active, and compared to last year, we have 15,000 more real estate transactions this year. Moreover, this refers to various transactions, not just buying and selling.”

This surge in transactions indicates a growing interest in Armenian property, signaling a healthy and expanding market. The Prime Minister underscored that acquiring a home in Yerevan or elsewhere in Armenia is becoming a popular trend, particularly among the diaspora and individuals seeking investment opportunities.

Rising Property Prices and Government’s Stance

Accompanying the increased activity, real estate prices in Armenia have been on a continuous upward trajectory. Pashinyan acknowledged this trend, stating, “We are having discussions, and our preliminary conclusion is that it is not entirely right to make harsh interventions in market processes.” This suggests a governmental approach of allowing market forces to largely dictate pricing, while potentially focusing on other forms of support and regulation.

The government’s strategy appears to prioritize indirect support and social programs over direct market intervention. This stance aims to maintain a free-market environment while addressing related social issues through targeted initiatives.

Government Initiatives for Housing Security

Despite the non-interventionist approach to market prices, the government is actively engaged in addressing housing needs through various social programs. Prime Minister Pashinyan announced upcoming discussions on housing provisions for large families, demonstrating a commitment to supporting vulnerable segments of the population.

A significant ongoing initiative is the housing program for forcibly displaced persons from Karabakh. Pashinyan reported that approximately 7,000 families have already received housing acquisition certificates under this program. He reiterated the government’s plan to allocate 800 billion drams for the implementation of this vital housing program for displaced compatriots from Karabakh.

These programs underscore the government’s dual approach: allowing market dynamics to drive the real estate sector while simultaneously implementing social safety nets to ensure housing security for those in need.
