I am pleased to note that numerous foreign citizens, primarily our diaspora representatives, are purchasing real estate in Armenia. This is, of course, linked to international trends, but also to the fact that Armenia’s gravitational pull is growing.”

Statistics from the Cadastre Committee indeed corroborate the Prime Minister’s assertion of rising real estate prices in Yerevan. However, experts in the field offer a starkly different interpretation. They attribute the surge not to Armenia’s ‘gravitational pull’ or a ‘trendy’ desire to acquire property, but primarily to a wave of persistent, albeit fake, rumors.

The core of the expert argument lies in the intensive spread of rumors over recent months regarding a large-scale mobilization in Russia this autumn, aimed at reinvigorating military operations against Ukraine. According to specialists interviewed for this analysis, this influx driven by mobilization rumors is the primary, if not sole, reason for the current real estate price hike in Yerevan.
